A fine example of a Grade II listed detached period property situated in a tucked away location close to the centre of Cholsey village. The property enjoys a semi-rural setting with open fields to the side and rear. Set back from the road the property is accessed via a driveway which leads to a courtyard area at the front and then sweeps to the rear of the property and the garaging. Above the garaging a useful loft room accessed via the rear offers a number of possible uses, such as a home office, or family `den`. The property occupies a plot of just over one acre, with the attractively landscaped formal gardens at the rear along with a productive vegetable plot with two greenhouses. The main house is believed to date back to the 16th Century and has the original brickwork and beams, along with leaded light windows, including a feature `Oriole` window overlooking the courtyard area to the front.

The accommodation includes three spacious reception rooms, each with an inglenook fireplace. The main sitting room is of particularly generous proportions measuring 18ft 8 x 17ft and includes a wood burning fire. The kitchen/breakfast room is particularly well appointed offering a farmhouse style arrangement including a large range style cooker. To the North end of the house is a useful guest or au pair`s suite, with a double bedroom and separate bathroom. On the first floor the spacious galleried landing has a useful study area and leads to the four bedrooms and family bathroom. The master bedroom suite measures in excess of 18ft and has a spacious en suite bathroom. The family bathroom has been replaced in the last 5 years.

The outbuildings are one of the many features of the property. Situated to the front of the plot, they are used currently as office space and have main services connected. The existing layout provides two spacious office areas, each of 23ft in length, along with a large barn. Additionally, there is a snooker room with separate store room and toilet.

The property is secluded from Church Road and affords a great deal of privacy. The gardens are one of the main features of the property with a pretty secluded courtyard area to the front. This leads to an area at the side of the property adjoining Cholsey brook. The main formal gardens extend to the rear of the property and are attractively landscaped with extensive lawned area along with mature shrubs and trees, including two large copper beech trees at the rear of the garden. There is a decked seating area alongside Cholsey Brook which overlooks open fields with views up to Wittenham Clumps and a paddock immediately to the rear. To the rear of the garden, there is a stable block and tack room. In addition, there is an outdoor swimming pool.

All mains services are connected to the property including sewerage with cable available

Cholsey lies approximately three miles to the south west of Wallingford. Historic information records the original tiny Saxon farming community to the thriving lively commuter village of today. There are excellent parks and an active local community served by ‘The Forty’ magazine. There is a local enthusiasts Cholsey and Wallingford Railway running between the two locations (known locally as The Bunk because the locomotive twice left the coaches behind and `did a bunk`). Agatha Christie is undoubtedly the most famous former Cholsey inhabitant and is buried at the local church.

Today the village is a thriving one, and benefits greatly from the main line railway station offering direct access to London Paddington in approximately 50 minutes, and Reading or Oxford in around 20 minutes. Cholsey is also convenient for access to both the M4 & M40. The village offers a selection of amenities, including a Tesco Express, an excellent butchers, hairdressers, Chinese and Indian restaurants and a Primary School. The centre of Wallingford is approximately 3 miles away offering a further selection of amenities.
